Why it's a different job

A rental clean
is a deadline,
not a chore.

A house cleaner can run twenty minutes late and nobody notices. On a short-term rental, twenty minutes late is a guest standing in the driveway with a phone in their hand and a review form open.

So turnovers get scheduled like flights: a fixed window, a fixed checklist, a confirmed departure, and a report when the property is guest-ready. The cleaning standard is only half of it — the other half is that the property is ready before check-in, every single time, including the Saturday in July when four of your properties turn at once.

What actually costs you stars: hair in a drain, a bin that wasn't emptied, no toilet paper, a stained towel, and a bed that looks made instead of made properly. Every one of those is on the checklist because every one of those is in somebody's one-star review.

What's in a turnover

Clean, linens,
restock, report.

One fixed price per property covers the whole changeover. Owners with more than one listing get portfolio pricing and a single monthly invoice.

Every departure

The turnover itself

Full reset between guests on a fixed per-property price: kitchen and bathrooms cleaned to a guest-ready standard, floors done, surfaces sanitized, trash and recycling out, and everything returned to its listing-photo position.

  • Beds stripped, remade with fresh linens, hospital corners on request
  • Bathrooms fully reset — towels folded and staged, amenities replaced
  • Kitchen reset: dishes, appliance interiors spot-checked, fridge cleared of leftovers
  • Floors vacuumed and mopped, sand and pet hair given extra attention
  • Patio, balcony, or porch furniture wiped and re-staged
  • Final walk with the listing photos open, so the space matches what was booked
On-site or swapped

Linens & laundry

We wash on site where there's a machine and time between bookings, or run a swapped-set program where clean sets arrive with the crew and dirty sets leave with them — which is what makes a same-day turnover with a 11am checkout and a 3pm check-in actually possible.

  • On-site laundering when the schedule allows
  • Swapped linen sets for tight same-day turnovers
  • Stain triage and a heads-up when a set needs replacing
  • Par-level tracking so you don't run out mid-season
  • Towel and linen counts reported after each turn
Every visit

Restock & inspection

The part that saves the review. Consumables replaced to your par levels, and a short written report with photos on anything broken, missing, stained, or running low — sent the same day, before the next guest finds it.

  • Paper goods, soap, dish and laundry supplies, coffee, trash liners
  • Welcome-basket or amenity staging to your spec
  • Damage and missing-item report with photos
  • Low-supply alerts before you run out
  • Lightbulbs, batteries, and filters flagged or replaced on request

Property types

Whatever
you list.

Pricing is set per property after a first walkthrough or a floor plan, so a studio and a six-bedroom beach house aren't paying the same rate for the same word.

  • Beachfront houses
  • Condos & towers
  • Downtown lofts
  • Casitas & guest houses
  • Cabins
  • Duplexes
  • Corporate & travel-nurse units
  • Extended-stay apartments
  • Event and wedding rentals
  • Multi-unit portfolios

For owners

You want the property ready and to hear about problems before a guest does. You get a completion notice, a photo report, and one number to call that isn't a call center.

For co-hosts & managers

You want a crew that reads a calendar and doesn't need chasing. We'll work from your PMS or channel calendar, take schedule changes by text, and invoice per property so you can pass costs through cleanly.

All FAQs

01Can you do same-day turnovers?

Yes — that's the normal case, not an exception. Standard short-term-rental windows run from a 10 or 11am checkout to a 3 or 4pm check-in, and turnovers are scheduled into that window. Back-to-back bookings across a portfolio are routed the night before so nobody is improvising at noon on a Saturday.

02How do you handle linens on a tight turn?

Two ways. If the property has a washer and dryer and the window is wide enough, we launder on site. If the window is tight or the machine is slow, we run swapped sets — clean linens arrive with the crew, dirty ones leave with them. Most owners with more than one property end up on swapped sets because it removes the single biggest cause of a late check-in.

03Do you work with property managers and co-hosts?

Yes, and it's a large part of the work. We'll take a schedule from a channel calendar, a PMS export, or a shared calendar link, and send completion notices and photo reports to whoever needs them. Multi-property portfolios get a fixed per-turn price per property and one consolidated invoice.

04What happens if a guest leaves real damage?

You get a photo report the same day, before the next guest arrives, so you can file with the platform inside their claim window. We don't repair damage, and we don't quietly clean around it — you get told.

05Do you clean mid-stay for longer bookings?

Yes. Mid-stay refresh cleans on 7-night-plus bookings are a common add-on: bathrooms, kitchen, floors, trash, and fresh towels while guests are out for the day. It's priced per visit and scheduled around the guest, not the other way around.

06Is a turnover the same as a deep clean?

No. A turnover is a fast, precise reset to a fixed standard between guests. A deep clean is the seasonal reset that gets under and behind things — grout, vents, appliance interiors, baseboards, upholstery, and the build-up a hundred fast turnovers can't reach. Most owners schedule a deep clean at the start and end of the season and turnovers in between.
